Property Management

360 Blue’s success centers around its motto - “Exceptional Properties. Exceptional Service.” We offer some of the most luxurious and well known rental properties along Scenic Hwy 30-A and in Destin, and we are committed to delivering truly extraordinary owner and guest service. We have rental properties throughout Rosemary Beach, Watercolor, Andante, Park Place, Adagio, Villa Coyaba and most of other the truly premier communities along our coast.


We have grown from a handful of high end properties at the start of ’08 to well over 50 at the start of 2009. This quick success has been through word of mouth alone, with a sole focus on building one happy client at a time. The fundamentals of our program that have allowed us to stand out in the market and that form the core of our success are as follows:

  1. Better Value

    Through a more efficient approach to guest management, we believe we can succeed and prosper while providing extraordinary levels of service at commission rates substantially below the typically 30% - 40% or higher rates found throughout the local market. This ultimately puts more money in our owners’ pocket at the end of the day, helps us to achieve happy customers, and ultimately helps us grow our business through referrals.
  2. Better Service

    It is an over-used promise that is easy to offer but it is a core principle behind why we formed our company in an effort to offer something new in a rental market that desperately need it. We are small, personalized and committed to honesty, integrity and hard work in everything we do – and we hope that emanates from the relationships and projects we have been involved in the area over the last 6 years. We pride ourselves on our happy customers, and welcome the opportunity to provide you with a list of referrals from our current owners.
  3. Partnership with our Clients

    Our program is founded on the concept of offering a true partnership with our clients, where we are mutually incentivized to protect the clients’ large investment in their property, while maximizing their net return. We accomplish this by eliminating the standard ways that rental management companies profit ‘from’ their clients, as opposed to ‘with’ them. We do not ‘nickel & dime’ the clients for visits to the property or normal maintenance items – a practice that is so pervasive in the industry and such a source of frustration for owners. We also do not hold out a week from the owners for our personal use and marketing efforts. Finally, we do not unnecessarily up-charge clients for the services of third parties needed to handle the more complex maintenance items. We work hard to earn a flat and fair percentage of each dollar we earn for the client (typically 20% – 25%) – and that’s it. The guests pay the cleaning fees, amenity fees and tax. So as a result, if a client has a two week booking for $10k, they know they are taking home their 75% or 80% of that fee, without a long list of typical deductions. It sound simple and it is, but is has been totally missing from the rental management market in our area for too long.
  4. Maintenance   Care for Your Property

    Our team at 360 Blue understands the substantial investment that our owners have in their properties, and we fully appreciate the responsibility that our owners have entrusted us with in caring for their homes. In addition to ensuring the best possible experience for our guests, we know that owners demand and expect that their properties are cared for as if they were our own. Moreover, as owners of rental properties ourselves, we appreciate that nothing is more frustrating that receiving a statement with charge after charge for changing standard light bulbs, replacing air filters , changing smoke detector batteries, and/or ‘trip charges’ for everyday items. That’s why these normal maintenance items are provided at no additional cost to our owners – not even an Annual Maintenance fee. For the non-routine maintenance items that do occur we work closely with our owners to coordinate the repairs through an extensive group of the best sub-contractors in the market. Again, we offer these services at no additional costs to our owners. Finally, we know that prompt and courteous service is the cornerstone to ensuring happy guests that return year after year, and we offer 24 hour maintenance on-call for any emergencies to help meet that need.
  5. Seamless & Efficient Guest Experience

    From the moment a potential guest inquires about one of our properties to the invitation to return they receive after their departure, we strive to do everything possible to make our guests’ experiences straight-forward and carefree. Our guests routinely comment that the 360 Blue experience is one of the easiest and most enjoyable experiences they have experienced in booking a vacation. After receiving a prompt call back, bookings are confirmed immediately with emailed contracts, and clear concise directions and payment options. Pre-arrival letters are then emailed to each guests a few weeks prior to their arrival which include directions to the property, parking information, access codes, and everything a guest needs to know in advance to ensure a great trip down and easy check-in process. 360 Blue also uses the latest internet based Kaba locks that allow each guest simply to receive a completely secure and unique access code for their accommodation. There is no need for guests’ to spend their limited vacation time ‘checking-in’ or looking for late night lock boxes. It offers the most innovate and secure system on the market to provide owner and guests with peace of mind that their unit is secure at all times.
  6. Presentation & Housekeeping

    A clean, well-presented property is absolutely critical to any guests’ or owners’ experience in our properties. Our linens are laundried and pressed professionally, our toiletries and appointments are luxury name brand items, and our properties are the absolute cleanest in the business – bar none.
